Who needs one
Bath has a large rented sector, including HMOs and student lets, and many older and listed properties with wiring of mixed age. The groups who usually book an EICR are:
- Landlords and agents — a valid EICR is required at least every five years for private rented homes.
- Buyers and sellers — where a survey has flagged the wiring or the installation is old.
- Businesses — for insurance, leases and compliance.
- Owners of period property — to establish the condition of old wiring before work starts.
The inspection
We isolate the installation circuit by circuit and carry out dead and live tests: continuity, insulation resistance, earth fault loop impedance and RCD operation. We inspect the consumer unit, wiring, accessories and earthing and bonding, then record the results in a formal report.
Your report
The report states the overall condition as satisfactory or unsatisfactory and lists any observations by code:
- C1 — danger present. Fixed immediately or made safe.
- C2 — potentially dangerous. Needs remedial work.
- C3 — improvement recommended. Not a failure.
- FI — further investigation required.
Remedial work is quoted separately and only carried out if you ask us to.
